Cost segregation is the process of identifying, segregating, and reclassifying components of commercial property into shorter depreciable tax lives. Cost Segregation

Modeling Program

Using a Modeling Program, this study is for any buildings with a $500,000 or less building basis.  A perfect example of this are single family residences explained more on the next page.  The modeling technique is for buildings without any capital improvements or additional capital expenses listed in the FAS or depreciation schedule. 

 

Limited Scope

Cost Segregation

For Any client who wishes to have a study that offers less detail and a lower fee. This type of study may or may not include OSR. This type of study may be made using the modeling technique.

Full Scope Cost Segregation

This study is for clients who wish to have a study that includes all scope details for an engineered based study as required by the IRS Audit Technique Guidelines and the American Society of Cost Segregation Professionals. (ASCSP). The full scope will include the Units of Property and expanded component details to enable valuation of disposed of components

 

Tangible Property

Regulations (TPRs) Study

This study uses the new regulations to determine what improvement items need to be capitalized or expensed.

 

Dispositions

This study calculates the remaining basis or value for any capital items that were removed discarded or disposed of during renovations in the current tax year.

179D/45-L Energy Efficient

Improvement Studies

USTAGI will utilizes a team of engineers who specialize in performing energy models and site audits specifically for maximizing the benefits of the tax incentives 179D and 45L for years prior to 2017 (unless new legislation is passed for tax year 2017). The energy tax credits apply to energy saving construction including lighting fixtures, HVAC improvement and improvements to the building, any or all of which reduce energy consumption.

Research and Development

parental (R&D) Studies

The Research and Development (R&D) Tax Credit is a permanent federal tax incentive meant to stimulate innovation, technical design and manufacturing within the U.S. Most states have a similar tax incentive as well. While available since 1981, tax regulations that were finalized in December 2003 significantly increased the types of activities that qualify for the credit. Companies no longer needed to develop a product or process that was new to their industry, it only needed to be new to them. Less than a third of the companies that qualify for the R&D tax credit utilize it. USTAGI utilizes a team of engineers whose sole focus is the R&D Tax Credit.

How Does It Work?

With the Modeling Method, we can eliminate all three components of the scope, and leverage our extensive Cost Seg database and statistical modeling tools.  By doing this – we can determine an accelerated depreciation model which can get you the tax savings without having to go to the field, run the cost estimating, or implement the legal analysis.

Audit Compliant?

Although the Modeling Method meets the requirements under the IRS audit guidelines for Cost Segregation; and is not an engineering study, it will get you very close to an engineering based study, without the high costs and fees. If you are audited in the future, we will stand by and defend the Modeling Method used because statistically our numbers are going to be right where they need to be.  Although highly unlikely, we provide audit support at no extra cost (except for any travel, if required)
